Many Dutch and Belgian buyers are surprised to hear Italian real-estate agents are neutral intermediaries, not exclusive buyer’s agents. In Italy, they work for both sides. And yes, both parties pay commission, usually 3–5% upper side or a minimum of €4,000–€5,000 💸.
🔎 Only agents with an official Italian licence may legally charge commission. Many foreign and Italian “property finders” do not have one.
✔️ What Italian agents do:
• connect buyer and seller
• facilitate negotiations
• collect basic documents
• coordinate with the notary
❌ What they don’t do:
• technical or planning verification
• tax assessment
• structural due diligence
